Short term

Also called ‘holiday rentals’, ‘vacation rentals’, ‘airbnbs’, ‘short term stays’ mainly targeting tourists who stay at the property for a minimum of 2 nights. The property is equipped with all the necessities including towels, bedsheets, toiletries and cooking utensils etc.

SERVICES INCLUDED:

Professional photography: in order to achieve the best results and increase interest in your property we will organise a professional photography session yielding high quality images

Online listing management: promoting the listing on appropriate platforms and maximising views to make your ad stand out

Daily price optimisation: our dynamic pricing strategy means we adjust your home’s price daily based on seasonality, popularity and the prices of surrounding properties. We will lower the price on the unbooked days as the date approaches to make the offer more attractive for potential guests. Working with the owner we establish a minimum rate and we won’t price the property below this amount.

Checkin and checkout : meeting and greeting guests in person, handing over the keys and providing them with tips about the area. At the end of their stay we make sure that your house is in good condition and everything is in order

Ongoing support: guests can contact us at anytime during their stay and we will answer their questions and cater to their needs so you do not need to worry about anything

Professional cleaning service: a team of professionals will make your guest feel like at a hotel with quality bedlinen and towels as well as all the premium toileteries

Superhost status: Count on us to achieve the superhost status for you and thus increase your property’s visibility and the chance to boost your income

Property maintenance: we will be in charge of small fixes and manage basic maintenance tasks at your property to ensure you complete peace of mind

Issuing monthly receipts for income tax purposes

Pricing : 25% commission (plus VAT)


Mid Term

Typically targeted towards business professionals or freelancers who want to enjoy Lisbon for a minimum of 3 months. Utilities are included in the rent and the property is fully furnished and move in ready.

SERVICES INCLUDED:

Professional photography: in order to achieve the best results and increase interest in your property we will organize a professional photography session yielding high quality images.

Marketing : promoting your apartment within our trusted network of expats and if necessary using online real estate platforms online to find tenants.

Property checklist: conducting an inventory at the beginning and end of the lease

Screening tenants and conducting a background check on each of them. We take a one month deposit to make sure the property is returned in perfect condition.

Monthly price optimisation: our dynamic pricing strategy means we adjust your home’s price monthly based on seasonality, popularity and the prices of surrounding properties. Working with the owner we establish a minimum rate and we won’t price the property below this amount.

Property maintenance: we are in charge of small fixes and manage basic maintenance tasks at your property and coordinate with your construction company in the event of bigger repairs to ensure you complete peace of mind.

Reports with photos: We visit your property every 3 months and we inspect for possible damages and provide you with a written report with pictures

Final touches : If you need some final touches to the apartment before it is rented such as kitchen equipment, decorations or house equipment we will take care of arranging it.

Long term

Tenants who stay for longer periods of time, typically 1 year or longer. Utilities are paid by the tenant and the property is often unfurnished but has an equipped kitchen and bathroom.

SERVICES INCLUDED:

Advertising the property, overseeing visits and signing of the rental agreement

Finding a great tenant and further communication over the duration of the lease ( including emergencies)

Property checklist and inventory at the beginning and end of the lease

Collecting rent and making sure it comes on time/ raising the rent when appropriate

Collecting deposits at the beginning of tenancy

Handling day to day property issues & scheduling maintenance related appointments

Providing monthly receipts for income tax purposes

Keeping a record of your income and expenses and providing you an activity report

Visiting your property every 3 months and inspecting for possible damages to provide you with a written report with photos

Dealing with late rent by adding fees / assisting in evictions if necessary

Handling the repairs or repainting after the tenant moves out


PRICING : 10% commission + 1st month’s rent (plus VAT)



 

Extra services

  • Connecting utilities: Electricity, water and internet setup using a Power of Attorney - 150 euros plus VAT

  • Condominium representation: representing the owner at Condominium meetings - TBD
